I. Origin:
The project is to cope with intersection of airport MRT Line A3 Station and MRT Loop Line Y19 Station, so as to enhance land use value of MRT station surrounding area, and promote local prosperity. Therefore, the area combines MRT and virtual information through function changing, takes “cultural knowledge circulation port” as plan targets and takes computer animation, digital and video games as key development points to create Knowledge Economy Industrial Park relying on cooperation of industry and government.
II. Urban Plan:
Modified Xinzhuang urban plan (industry special area and surrounding areas) is announced on February 7, 2014.
III. Development Scope: East, West and North: taking Xinzhuang urban plan boundaries as the boundaries
South: taking Zhongshan Road (Tai No.1 line of provincial road) and XInzhuang Touqian Industrial Park as boundaries
IV. Development Area: 26.57ha
VI. Land Use plan:
Public facilities land area is about 13.78 ha, including park land 4.9ha, road land5.3 ha, square 0.27ha, square and parking land 0.71 ha, organ land 2.55ha. Additionally, religious special area is 0.079 ha and the rest 12.71 ha is buildable land.
VII. Development Benefits:
(i) Obtain public facilities land 13.75 ha free of charge and save 8.936 billion TWD fund of provincial government.
(ii) In the project, trade in land proportion applied by the public is 99.85%. The project planned residential area, commercial area and industry special area is sufficient for the public to withdraw 10.42 ha with priority. The government can obtain 2.39 ha buildable land.
VIII. Development Operation Progress:
Expropriation was announced on November 12, 2012. Expropriationcompensation and objects above ground demolition operations have been finished. Furthermore, trade in land drawing operation was handled on January 16, 2014, and trade in land distribution operation was taken on January 24, 2014. Currently, it is taking land preparation, sewage pipeline and common ducts construction operation. It is predicted to be completed at the end of 2014.
